Maintain Your Negotiating Power
Don't reveal too much information to the agent hosting the event or you could compromise your negotiating power. Keep your ideal purchase price or level of interest in the home to yourself.
Respect the Homeowner
Do respect the homeowner. If you would like to take a photo, remember that you could be infringing on the homeowner’s privacy, so ask first. If closets or rooms are off limits, keep out. Plus, don’t touch personal items that are on display.
Ask Questions
Don’t forget to ask questions. Why are the owners moving? Where are they going? Has there been a lot of interest in the home? Your detective work may give you the upper hand, should you decide to make an offer.
Listen
Do Listen! If you’re interested in the home, hear what other visitors have to say. They may spill some interesting details about the neighborhood or the home’s condition.
Recommendations for Sellers
Don't Attend
Don’t attend your own Open House event. Visitors will feel uncomfortable exploring, asking questions and speaking freely about your home if you’re present. Plus, respect visitors with allergies or fear of animals by removing your pets as well.
Clean
Do pay attention to your home’s smells. Dust. Vacuum. Take out the trash. Clean the fridge. Remove the litter box. Shampoo your rugs. Most homebuyers equate clean smells with a well-maintained home.
Edit Your Rooms
Don’t forget to edit every room. Remove clutter and excess furniture. Make the home as accessible and spacious looking as possible.
Invite Neighbors
Do invite your neighbors! They’re great ambassadors for your neighborhood and your property. After visiting your home, they may recommend it to friends or family members who want to move to the area.
